Delivering High-Quality Results, on Time, and Within Budget
Project 1: Reinvigorate H&M Flagship Store @ Somerset (Retail)
Client’s Challenges:
H&M faced significant obstacles leading up to the opening of its flagship store. With numerous defects and outstanding works identified by the Resident Technical Officer (RTO), the project was at risk of delaying the store’s opening—a critical issue, especially since the date had already been publicised in press releases. Specific issues included defects in façade works, such as sub-frame additions without approval, and lighting installations that did not match the design intent.
Our Solution:
PM Link stepped in to manage the defects and streamline the completion process. We conducted joint defect inspections with H&M and the contractor, compiling a master defect tracking list that the contractor was required to prioritise.
As the opening date loomed, PM Link stationed its team on-site on alternate nights to monitor the rectification progress and track defect closure in real-time. Additionally, we addressed manpower shortages and technical concerns, such as the façade works, through proactive discussions in weekly site progress meetings.
Successful Outcome:
Thanks to this rigorous oversight and coordination, the H&M store opened as planned without compromising quality.
Project 2: New Workplace Development for COS, a Multinational Business
Client’s Challenge:
COS, headquartered in Europe, was challenged with completing its new office fit-out within a budget approved before changes in the global business environment impacted by supply chain disruptions and inflationary pressures. With cost constraints affecting every decision, PM Link had to ensure the project met quality standards without overspending.
Our Solution:
PM Link implemented meticulous budget tracking and management throughout the project. We consistently tracked progress and provided the client with up-to-date site documentation quickly, thereby enabling clear communication across multiple stakeholders. We also offered creative solutions such as cost-effective lighting and alternative furniture options in alignment with the aesthetics approved for the budget. Overall, we empowered the client team to make informed decisions at critical junctures while ensuring that the project stayed on track both financially and in terms of timeline.
Successful Outcome:
The client’s modern workplace was completed successfully, meeting budget and quality expectations.
Operational Continuity Boosts Client Trust
The client-focused, hands-on approach, and strong relationships PM Link fosters with its clients and partners including contractors, consultants, and many others, further solidify their effectiveness in delivering successful projects.
Project 3: Relocation Project for Alfa Laval in Singapore (Industrial)
Client’s Challenge:
Alfa Laval is a leading global provider of products in the areas of heat transfer, separation, and fluid. The client faced a particularly tight timeline for relocating its workshop to a new location in Tuas. Compounding the challenge were delays in obtaining the Fire Safety Certificate (FSC) and complications around a change of use submission for part of the facility. Budget constraints for fire protection works also posed financial pressure, further threatening project delivery.
Our Solution:
PM Link acted swiftly to alleviate these challenges. We recommended a Qualified Person (QP) to handle the URA Change of Use submission and maintained a detailed tracker for authority submissions, ensuring deadlines were met.
Additionally, we also focused on resolving the FSC delay by driving communication and spearheading the coordination among the key parties–the client, the fire protection contractor, and the main contractor of the new workshop. This helped to facilitate productive discussions and enabled conflict resolution.
We also played a key role in managing the project’s finances, conducting weekly cost meetings with the client’s Finance team. By identifying critical budgetary items, such as fire protection works, and implementing cost control measures, we kept the project financially on track.
Successful Outcome:
The client successfully relocated while achieving its business, operational, and compliance goals.
“We collaborated with our client through an outcome-oriented approach with strategies that included proactive risk management and issue resolution, effective stakeholder coordination, and financial oversight and cost control. The client achieved all its set goals without losing costly operational downtime,” says Ngo Wei Quan, Deputy Managing Director, PM Link.
Through each of these projects, PM Link has demonstrated our ability to customise project management services that directly address client pain points. Whether navigating technical issues, adhering to strict budgets, or managing tight timelines, our team consistently delivers comprehensive solutions that meet and exceed client expectations.
